Modular homes are homes that are built in a controlled factory environment. The home is built in sections, or modules, and each finished section is covered and shipped to the homesite where they will be assembled.
Once finished, it is essentially impossible to tell the difference between a modular home and a site-built home. The primary difference is found in construction time and process. Modular homes are built indoors in a controlled factory environment, so they can be completed much faster than traditional site-built homes. They must also conform to specific building codes and standards that often surpass those of traditional site-built homes.
Speed, affordability, and quality are some of the major advantages of a modular home.
Modular homes can be completed in a matter of weeks in the factory opposed to months if built on-site. Because of the highly efficient and streamlined manufacturing process, modular homes are significantly more affordable to build. Modular homes must also be built strong enough to be transported on a highway, and, as such, are built to standards of quality and durability that exceed those of traditional site-built homes.
There is no set pricing for a modular home. Every home can be customized limitlessly, features can be added or removed, and a wide range of design options, materials, and products are available for selection. The important thing to remember is that there are numerous ways to increase or decrease the cost of your modular home to fit your budget and preferences perfectly. Ultimately, however, modular homes are notably more affordable than comparable site-built homes.
Modular homes are built within a streamlined, highly-efficient system. Everything from materials to inspections are controlled under one roof. Modular homes leverage this efficiency to achieve dramatic cost savings.
Modular home construction is significantly faster than site-built home construction. While it may only take a few weeks to actually build your new home, other factors such as site work, local inspections, or order backlogs may increase the total time. Rest assured. however, this is by far the fastest path to a new home. After a plan has been finalized and financing secured, we typically see our customers moving in to their new homes in about 6 months on average, give or take.

If not, no problem, take a look around and let us know if you need some help evaluating it as a homesite. Regarding financing, start talking with your bank about the construction loan and mortgage process and see what you qualify for.
We’ll be with you from start to finish.
Financing works the same for modular homes as it does for site-built homes. A new modular home loan is typically divided into two parts: the construction loan and the permanent loan.
During construction, periodic draw payments are made from the construction loan to cover supplies and work that is completed along the way. Your permanent loan will provide the financing for your finished home and is what you think of as your standard mortgage.
The construction loan and permanent loan can sometimes be combined into one, or they may remain separate.
