Financing works the same for modular homes as it does for site-built homes. A new modular home loan is typically divided into two parts: the construction loan and the permanent loan.

During construction, periodic draw payments are made from the construction loan to cover supplies and work that is completed along the way. Your permanent loan will provide the financing for your finished home and is what you think of as your standard mortgage.
